Eskdale Retreat is our fabulous family holiday home in the unspoilt western Lake District. Far from the madding crowd and described by Alfred Wainwright as one of the loveliest of Lakeland’s valleys, this is a special place. Eskdale descends from the highest and wildest mountains in the Lake District towards the sea. This is a heavenly escape for families who love both luxury and the great outdoors. Whether you want to relax and unwind, hike, cycle, wild swim, paddle board or kayak, this magical place ticks all the boxes. The house sits in 10 acres of grounds with two rivers running along its boundary. This is the stuff of childhood dreams. Six ensuite bedrooms in the main house and two more in the adjacent Coach House sleep up to 16 people.

The Finer Details

Before booking, please take a moment to read our Terms and Conditions of Booking and please also be sure to read of Use & Conduct Policy which is appended to our Terms and copied below. We are very strict about our Use & Conduct policy in order to protect local amenity, the residential character of our homes, our neighbours and local community and to comply with relevant planning controls. Please note that breach of our Use & Conduct Policy may lead to the cancellation of your booking. Eskdale Retreat – Use & Conduct Policy

This policy sets out the terms under which Eskdale Retreat is offered for holiday use, to ensure use is as intended i.e. as a private, self-catering holiday home for families and groups of friends only.

1. Nature of Use

The House is available exclusively as a private holiday home for:

  • Family groups; and
  • Groups of friends staying together as a single party.

The House is let only as a whole and is not subdivided or let as separate units.

2. Minimum Stay Requirement

The minimum stay is three nights.

3. Prohibited Uses

The following uses are strictly prohibited:

  • Retreats of any kind (including wellness, yoga, leadership, spiritual, therapeutic or instructional activities);
  • Corporate use, off-sites, meetings or business events;
  • Weddings, receptions or celebrations involving external guests;
  • Commercial events of any description;
  • Stag or hen parties;
  • Any structured, organised or ticketed activity.

4. Booking Vetting and Screening

All booking enquiries are subject to an active vetting process to confirm that the stay is for a private holiday by a single party of family members or friends. Bookings that do not align with this policy are declined.

5. Occupancy and Conduct

  • Occupancy is limited to the advertised capacity.
  • No additional visitors are permitted beyond the confirmed booking party.
  • Guests are expected to respect the quiet, rural environment at all times.
  • House Rules are provided on arrival and form part of the conditions of stay.

6. Neighbours / Residential Amenity Management and Response Procedure

The House is actively managed to prevent disturbance or nuisance:

  • The owner/manager retains a direct contact number for use in the event of any concern regarding guest behaviour.
  • Any issue identified is addressed immediately, with corrective action required where necessary. Contact Mark Ellis on 07980 859583 or email mark@daisyjoy.co.uk.
  • Serious or repeated breaches may result in termination of the stay.
  • A brief internal record of any incidents and responses is retained.

7. Review and Compliance

This policy is reviewed periodically and updated as required to ensure responsible management.

Eskdale Retreat’s super luxurious and quirky interiors offer a wonderful blend of traditional Lakeland with contemporary Scandi influenced design. Our fabulous open plan kitchen / dining / lounge area, with double sided log burner, looks out through huge glass bifold doors across our meadow, toward the River Esk, with a backdrop of Lakeland fells.

With a large TV / cinema room, a cosy library snug, large hot tub and an Alpine style boot room with heated boot warmers, we have thought about every detail to make the perfect luxury escape. If, like us, you love cycling, then you’ll love our secure bike storage for up to 16 bikes, with bike washing facilities.

The large modern kitchen is equipped with everything that you will need to create feasts after days of adventures on the fells. However, if you don’t feel like cooking then there are two pubs within walking distance and two more a short bicycle or car ride away. If you prefer to “dine out at home” then we can recommend an amazing private chef who will cook for you.

Six luxurious ensuite bedrooms in the main house and two more in adjacent coach house, sleep up to 16 people. Seven of our bedrooms have super king size beds, six of which are zip link and can be divided into two singles. Two of the bedrooms have baths (one copper and one black!) and another has a fabulous built-in bunk bed, which is as much fun for the grown-ups as the kids.

From the doorstep of the house, you can explore some of the most stunning and unspoilt areas of the western Lake District. This is a place that is far from the madding crowd of the central Lake District. It’s a place to escape the rat race. A place for relaxing, laughing and outdoor adventure and fun with family and friends.

The Ellis family care deeply about the places in which our homes are located and the communities around them.

Our properties are cherished family homes and they are managed thoughtfully and responsibly, with due regard to local amenity, residential character and relevant planning controls. We are keen that our homes are used in a way that is respectful of their settings and of the people who live nearby.

When we are not using our homes ourselves, we make them available for carefully managed holiday stays. Our aim in doing so is to ensure that the properties are not left empty but instead make a positive contribution to the local economy and community.

We encourage our guests to support local pubs, shops, cafés, restaurants, activity providers and services. To assist with this, we provide a “Things to do” / “Plan your stay” guide for each property, which simply offers information and recommendations about the local area. These recommendations are provided for guidance only and do not involve the provision, organisation or management of any services by us.

In addition, a proportion of the income generated from holiday stays is donated to local charitable and community organisations connected with the areas in which our homes are located.

We believe that, when managed responsibly, holiday homes can play a constructive role in sustaining local communities and we are committed to operating our homes in that spirit.

We are currently supporting the following three charities in Eskdale. Each does tremendous work to support the community or to preserve its history. When staying at Eskdale Retreat please do take time to visit and support:

St. Catherine’s Church –  a magnificent setting among the dales at the upper end of Eskdale with the backdrop of Scafell Pike, St Catherine’s dates back to the 12th century. It is a a 10 minute walk from Eskdale Retreat. Please do attend a service if you wish or visit at any other time.

Eskdale Mill – Dating back to at least 1578, Eskdale Mill embodies the Lake District’s rich heritage. Located alongside Whillan Beck in Boot, the mill demonstrates 500 years of water power and the traditional craft of corn milling. The Mill is a 10 minute walk from Eskdale Retreat.

Eskdale Village Hall – Built in the late nineteenth century the Hall is in the centre of the village of nearby Eskdale Green, nestling under St Bega’s Church. The hall is an important community asset and is used for meetings, community activities and it is home to the annual Eskdale Art Show.
